Where the scope gets real

For real-estate sales, AMLR scope is not based on a value floor. For lettings, the trigger is monthly rent of at least EUR 10,000 for the property or single agreement: deposits, upfront payments, service charges and annualised value do not replace the monthly-rent test.

When a sale or letting is in scope, both sides are customers: buyer and seller, or landlord and tenant. Verification is expected after the offer is accepted and before funds or property transfer, so the file needs a clear gate rather than a loose inbox chase.
